Lutton Marsh Methodist Chapel on the market £75,000

A chapel which has stood proudly in a village for nearly 90 years is set to be sold.

Lutton Marsh Methodist Chapel, which was built in 1936, is on the market for £75,000 - which is already receiving a lot of interest.

The church, which has a gross internal area of 57.11 m² (615 Sq.ft) is being sold by R. Longstaff & Co.

Annabel Parkinson of the agent’s commercial department, says that the church has already received a good response.

She said: “It’s a lovely little church.

“Obviously, it is being sold by a charity meaning there needs to be a certain amount of time spent on the market before we can agree a sale.

“However, we have had a really good response so far and there seems to be a lot of interest with several viewings taking place.”

The site on which the chapel sits extends to approximately 0.21 acres (875m²) and can be found at the crossroads of Guyshead Road and Marsh Road.

While the property may look small from the outside, there is a front porch, main church area plus a kitchen and WC. However the property is also unheated.

According to Longstaffs, it is proposed that the vendor will retain an overage of 50% of the value of the property in excess of the hall/leisure ‘use’ value for 80 years on the grant of an enhanced planning permission for the site.

The agent says that this is negotiable ‘subject to use and value of an offer’.

Several other former Methodist churches in the area have been sold over recent years.

The methodist chapel in Pinchbeck’s Northgate and the Victorian Wesleyan methodist church in Gosberton Risegate were both sold within the last decade.

Most recently, Moulton Methodist Church was sold in 2020 with plans approved earlier this month to create a residential dwelling.

The approved plans for the building, on Bell Lane, would see it transformed into a two bedroom home.
