A Holbeach butchers looks set to be win consent to turn a set of unused factories into seven new homes.

South Holland District Council’s planning committee is due to look at plans by Swepstones Ltd to demolish buildings located off the A17 in Battlefields Lane North to be replaced by a new housing development.

A report prepared for tomorrow night’s planning committee meeting has recommended approval of the plans, despite opposition from a family living nearby who fear it will bring more traffic to Battlefields Lane North and overdevelopment of the site.

In the report, a planning officer confirmed that the factories to be demolished have been “on the market for two years and whilst there have been four viewings”, no firm offer to buy them had been made.

The report said: “The current development may be regarded as of non-conforming use as the vicinity of the site is residential in character and these new plans would represent a more appropriate, compatible use of the site.”

If the plans go ahead, objecting neighbours mentioned in the report have asked for the 40mph speed limit in Battlefields Lane North to be cut to 30mph as a concession.

The homes would also have to be built no less than 500mm above ground level, “with fllod resilience and resistance measures” in place, according to the report.

But it added: “The proposal would make a contribution to the supply of housing required to meet the needs of present and future generations.

“Also, the site is accessible to existing services and facilities within Holbeach and the proposal would also constitute an enhancement environmentally, although it would also result in the loss of employment premises.”

Swepstones’ plans have been backed by Holbeach Parish Council, although a check to see if the land is contaminated was also requested.
